An insurance reinstatement quotation is not always as simple as measuring a damaged wall and providing a price to redecorate it.
Water can travel behind finishes and through floors, ceilings, insulation and adjoining rooms. Flooring may continue between affected and unaffected areas. Kitchens, bathrooms and fitted joinery can restrict access. Matching existing finishes can affect the appropriate scope of repair. Strip-out can also reveal damage that was impossible to identify during the original inspection.
A proper assessment therefore needs to consider what has been damaged, how it can practically be repaired, what evidence is available, what further investigation may be required and how the property can ultimately be returned to its pre-loss condition.

Insurance claims often develop after the first quotation has been submitted.
An insurer or loss adjuster may request clarification of an item, question the proposed repair methodology, ask for photographs or require additional cost information.
Once appointed, AWJ Construction can continue to provide technical support relating to our proposed building works, including clarification of our scope and pricing and direct communication with the relevant insurer, loss adjuster, claims handler, managing agent or property manager where authorised by the customer.
Where strip-out or opening-up subsequently exposes concealed damage, we can record the findings photographically, assess the additional work required and prepare a variation or supplementary quotation for consideration before the additional reinstatement works proceed where practicable.
This provides continuity between the initial inspection, insurer review and eventual repair works, rather than starting again with a different contractor once the claim has been approved.

Escape-of-water claims are one of the areas where a superficial inspection can easily understate the actual reinstatement requirement.
Visible staining or damaged decoration may only represent part of the affected area. Depending on the circumstances, water may have affected plasterboard, insulation, timber, subfloors, floor finishes, fitted furniture or adjoining areas.
Where appropriate, AWJ can take moisture readings and consider available drying information as part of our assessment.
Where the available evidence indicates that further specialist drying, leak detection or intrusive investigation may be necessary, we will identify this rather than automatically recommending unnecessary removal of building fabric.
Cause of loss

Our inspection principally concerns the damage and building reinstatement required following the loss.
Where the original cause remains active or has not been adequately established, reinstatement may need to wait until the source has been resolved.
Depending on the circumstances, specialist leak detection, structural engineering, electrical investigation, asbestos testing, drainage investigation, drying or other professional services may be required.
AWJ Construction will identify where we believe additional specialist input should be considered. We will not present a general contractor inspection as a specialist structural, asbestos, forensic leak-detection or professional building survey where one is required.
Delivery
From Assessment to Reinstatement
If AWJ Construction is subsequently appointed to undertake the approved reinstatement works, we can take the project forward from the documented scope through to completion.
That can include controlled strip-out and opening-up, plasterboard and plaster repairs, carpentry and joinery, flooring, kitchens and bathrooms, plumbing and electrical works, decoration, final finishes and snagging.
Where appropriate, progress can be documented during the works so that there is a clear record of the reinstatement undertaken.
Inspection fee credit
The inspection fee is credited against the final contract value where AWJ Construction is subsequently appointed to carry out the reinstatement works.

A detailed insurance inspection, report and reinstatement quotation requires considerably more work than a standard domestic estimate.
For this reason, comprehensive insurance inspections are a chargeable professional service. The applicable fee will be confirmed before your appointment.
If AWJ Construction is subsequently instructed to undertake the reinstatement works, the inspection fee will be credited against the final contract value.
