Major coordinated escape of water reinstatement affecting multiple flats and communal areas. Works involve Flats 27 and 23 together with the affected communal hallway. The programme includes protection and mobilisation, controlled opening up, removal of damaged materials, mould remediation, professional drying and moisture monitoring, plasterboard and substrate repairs, flooring replacement, joinery repairs, kitchen removal and reinstatement where required, decoration, service checks, photographic documentation, snagging and final handover. The works are being managed as one coordinated reinstatement programme while maintaining separate cost records for the affected areas. Works include property protection, controlled drying and moisture monitoring, removal of failed and blistered coatings, contaminated water cleaning, anti mould and biocidal treatment, localised solid plaster and skim repairs, electrical safety testing to water affected areas, stain blocking, priming and decorative reinstatement. The existing decorative finish is being reinstated to match the existing Farrow & Ball finishes as closely as reasonably possible. The programme also includes final moisture checks, cleaning, snagging and handover.
