Project overview

AWJ Construction was instructed to carry out the reinstatement of a residential flat following serious water damage. The client had already been dealing with the consequences of the loss, together with the building management and insurance process, and needed a contractor capable of taking the property from damage through to a completed residential finish.

AWJ worked for the client and supported the reinstatement process with the practical scope, technical clarification and project coordination required to progress the repairs. From water damage to a defined reinstatement scope

Water damage reinstatement is rarely just a matter of redecorating a visibly affected surface. Once a property has suffered a serious leak, damaged finishes may need to be removed, underlying areas checked and the repair sequence coordinated before the final finishes can be reinstated.

AWJ approached the project as a complete reinstatement rather than a cosmetic patch repair. The works were planned around the damaged areas of the flat, with protection, removal and making good carried out as required before the new finishes were installed.

Bathroom reinstatement

The bathroom formed an important part of the reinstatement. After the affected areas had been prepared, the room was rebuilt through the finishing stages, including new wall and floor tiling and the reinstatement of the bath and shower area.

The finished bathroom uses deep blue rectangular wall tiles, a light marble-effect tiled floor, a white bath, glazed shower screen and chrome fittings. The completed room demonstrates the level of finish AWJ aims to achieve on insurance-related repair work: the objective is not simply to make the damage disappear, but to return the property to a properly finished, usable home.

Managing the insurance reinstatement process

A major part of this project was the coordination around the building work itself. Simon had already experienced a difficult period following the damage, so clear communication and a structured approach were important throughout the reinstatement.

Peter and the AWJ team handled the construction side of the project and, where authorised by the client, dealt with the relevant management and insurance parties on matters connected with the reinstatement. This gave the client one contractor responsible for progressing the practical repair works rather than leaving them to coordinate individual trades and technical queries themselves.

McLarens remained the appointed loss adjuster on the claim. AWJ's involvement was as the building contractor delivering and coordinating the reinstatement works for the client.

The result

The affected areas were reinstated and the flat returned to a high-quality residential finish. The completed bathroom provides a clear before-during-after story for the wider project: from active repair and tiling works through to a fully finished room ready for normal use.

For AWJ, the project demonstrates the value of combining practical insurance-reinstatement knowledge with strong refurbishment delivery. The claim process, building management and construction work all had to come together, while the client ultimately needed the same thing every homeowner wants after a loss: their home properly restored.
